Refined Coal tar based sealcoatings when applied at the recommended rates to asphalt pavements:

The water softens the aggregate and reduces the overall load carrying capacity of the pavement. maintenance practices, the regular sealcoating of asphalt is economically sound. An owner can have a quality sealcoating job done at a small expense, and secure as much as 300% greater life on his asphalt surface. Such treatment is far less expensive than repair and re-surfacing work. The commercial property owner will enjoy lower snow removal costs on properly sealcoated lots due to a smoother surface.
